This non-profit organization provides job seeking and training services to disadvantaged individuals. In addition, the organization operates a production operation that employs “consumers” in various assembly, custodial and sewing income centers. An existing facility of 125,000 sf was out-of-date, with dysfunctional space scattered on five levels, which makes access and interaction difficult for staff and consumers, many of whom are disabled.

Our Facility Needs Assessment prepared for the Board of Directors identified the three occupancy types (production, training/ classroom and offices/ support) and projected space needs for the organization on qualitative and quantitative levels. A Strategic Location Analysis modeled five alternative methods of meeting the projected needs, including renovations and additions to the existing facility, acquiring an existing facility for renovation and a number of new freestanding facilities including a new Training Center Building for which funds were acquired. The LEED Gold certifiable L-shaped building wraps around a two-story commons break-out and dining space set back from the street behind a 4000 sf plaza.
